Monmouth Dean dispose of ground floor office in private mews located in fashionable Notting Hill

The instruction: Monmouth Dean was instructed by the landlord to dispose of the self-contained ground floor office in the private mews, Ledbury Mews North. The office is located in fashionable Notting Hill, popular with a wide range of occupiers such as fashion designers, restaurateurs and interior designers. With the existing tenant vacating our instruction was to identify and agree terms with a new tenant at an increased rent and favourable lease terms.   

The self-contained ground floor provides excellent warehouse style office space with exposed brick walls, high ceilings and skylights totalling 2,000 sq ft.    

The challenge: Following our marketing campaign and viewings with a variety of occupiers we identified Muse London as a tenant for the office.   

After entering into negotiations with Muse London, Monmouth Dean agreed terms achieving a new headline rent for the area of £62.50 psf on a new 10 year lease subject to a tenant only break at the end of the 5th year. No rent free was granted.   

The new tenant: Muse London is a new high end boutique interior design company with the founders both coming out of HBA International (Guarantor) having been the President of Europe & Principal and Partners and highly respected within the industry. The company specialises in unique and luxury commissions around the world specialising in Hotels, Spas, Restaurants etc. Ledbury Mews North and Notting Hill was an excellent fit for them.
